Commercial Drain Cleaning and Storm Drain Jetting in Kitsap, Pierce and Mason Counties

A backed-up floor sink at six on a Friday evening is not a plumbing problem, it is a closed kitchen. A parking lot that turns into a pond during the first November storm is a liability and a lost day of business. We clear and jet commercial drains across the South Sound for the people who cannot afford either, and we set most of them up on a schedule so the emergency never arrives.

Washington Plumbing & Drain serves restaurants, convenience stores, apartment and condo buildings, churches, shops, medical offices and small industrial properties in Kitsap, Pierce and Mason counties. The work ranges from a single clogged prep sink to jetting every catch basin in a shopping center lot. We bring our own hydro jetting truck, RIDGID cable machines and a camera, and the invoice comes with notes on what we found.

Our flat-rate pricing works for commercial customers the same way it does for homeowners. The manager on duty gets a price before we start and approves it electronically, and the office gets a clean invoice with the location and condition of every line we touched.

Restaurant and commercial kitchen drains

Commercial kitchen drains carry more grease in a week than a home drain sees in a year. Floor sinks under the dish machine and prep area, the three-compartment sink line, the mop sink and the branch to the grease interceptor all build up fat on the walls, and when the interceptor itself is overdue for pumping the whole system slows together. We cable the quick clogs and jet the lines that need their walls cleaned, and we tell you when the interceptor is the real problem.

A grease line that is jetted on a schedule does not back up during service. We set up quarterly or semiannual visits for kitchens in Port Orchard, Bremerton, Silverdale, Gig Harbor and Tacoma, timed for closed hours or slow mornings so the dining room never sees a hose. Each visit is logged so you know which lines are trending toward trouble.

Health inspections care about floor drains and floor sinks that drain freely and trap properly. A dry trap or a slow floor sink is an easy write-up to avoid. We check trap primers and run water in every floor drain while we are on site.

Parking lot storm drains and catch basins

Every parking lot in Western Washington collects fir needles, leaves, gravel and silt in its catch basins, and the connecting pipes fill with the same material washed down from the basins. By the first atmospheric river in the fall, a lot that was never cleaned floods at the low corner. We jet the storm lines from basin to basin with our own water on board, flushing sediment to a point where it can be removed, and we check that each basin's outlet is clear.

Convenience stores, strip retail, apartment complexes and churches with large lots are the typical customers for this. The best timing is late summer or early fall before the rains, with a check after the first big storm. On lots that drain to an on-site infiltration system or a detention pond, keeping the pipes clear is the difference between a system that works and one that silts in and has to be rebuilt.

Storm drain work is often done after hours or early morning when the lot is empty. We cone off what we need and leave the lot clean.

Apartment buildings, condos and property managers

Multi-family buildings have shared stacks, and one tenant's cooking grease becomes every lower unit's backup. We clear stacks and building drains from cleanouts or roof vents, jet the kitchen and laundry stacks that keep recurring, and camera the main to find the cause when a building has repeat problems. For property managers running several buildings across Kitsap and Pierce County, we keep a file on each one.

Scheduled stack maintenance is the single most effective thing a building owner can do to cut emergency drain calls. A yearly jetting of the kitchen stacks in an older building near the shipyard or in Tacoma's older apartment stock is a modest cost against a weekend of flooded units and tenant complaints.

We also handle the individual unit calls: a tenant's clogged tub, a disposal that backed up a sink, a toilet that will not clear. Tenants get a call ahead and a text when the plumber is on the way, and the invoice goes to the manager.

Shops, offices, churches and institutional buildings

Auto shops and industrial spaces have floor drains that collect grit, metal shavings and the occasional dropped bolt, often draining to an oil-water separator that has its own rules. Churches and schools have fellowship hall kitchens that see heavy use a few times a week and sit idle in between, which is its own recipe for grease to set up. Medical and dental offices have small drains with specific waste that we treat accordingly.

Each of these gets the tool it needs. A shop floor drain full of sand is a jetting job; a church kitchen line is usually a cable and a conversation about what goes down the sink after a potluck. We clear the drain and give the facilities person a plain note on how to keep it that way.

Scheduled maintenance and records

Most of our commercial drain customers are on a schedule rather than calling in emergencies. We work out an interval for each line based on its history, visit during your off hours, and keep a log of every line's condition with camera stills where useful. When a line starts trending toward trouble between visits, the log shows it and we adjust the schedule before it backs up.

Invoices list each line by location with the work performed, which is what a regional manager or an owner's bookkeeper needs. For franchise locations and multi-site operators we match whatever documentation format you already use.

Signs you need commercial drain & storm drain cleaning

Call if you notice

  • A floor sink or floor drain backs up during the dinner rush
  • The three-compartment sink line drains slower every month
  • The parking lot floods at the low corner during heavy rain
  • A catch basin is full of needles and silt and the grate sits in standing water
  • Multiple units in a building report slow kitchen drains at once
  • A health inspector flagged a slow floor drain or a dry trap
  • The grease interceptor was just pumped but the lines are still slow
  • A shop floor drain has not been cleaned since the building was built
  • You manage several properties and want one plumber keeping records on all of them

How a commercial drain & storm drain cleaning call goes

  1. Walk the property

We look at the drains, floor sinks, cleanouts and catch basins involved, ask about history and interceptor pumping, and identify the access points and the best time of day for the work.

  2. Price per line, approved on site

The manager on duty gets a flat price for each line or basin, approves it electronically, and the office gets the invoice. No hourly surprises.

  3. Cable or jet as the line requires

Quick clogs get a RIDGID cable machine. Grease, scale, silt and repeat lines get the hydro jetter with the nozzle matched to the pipe. Storm lines are jetted basin to basin with our own water.

  4. Camera when there is a question

Lines with repeat problems, suspected damage or roots are scoped after cleaning so you know whether a repair is coming.

  5. Log, schedule and clean up

Every line is logged with its condition, a maintenance interval is proposed where it makes sense, and the site is left clean, coned and ready to open.

Questions we get about commercial drain & storm drain cleaning

Can you clear a restaurant drain during business hours?

Yes, and we do when it is an emergency. For scheduled work we prefer closed hours or slow mornings so the dining room never sees a hose. Tell us your hours and we will fit the schedule.

Do you clean grease traps and interceptors?

We clear the lines to and from them and tell you when the interceptor itself is the problem. Pumping the interceptor is a separate service from a grease hauler, and we will say so rather than jet a line that will just refill.

How often should a commercial kitchen have its drains jetted?

It depends on volume and how well the kitchen manages grease. Busy kitchens are often quarterly; lighter ones semiannual. We start with a reasonable interval and adjust based on what each visit's log shows.

Do you clean parking lot storm drains?

Yes. We jet catch basins and the connecting pipes with our own water tank on the truck, flush sediment to a removal point, and camera lines that may be damaged. Late summer or early fall is the best time, before the rains.

Can you handle multiple properties for a management company?

That is a large part of our commercial work. We keep a file on each building with the location and condition of every line, invoice per property, and coordinate scheduling with your maintenance staff.

What areas do you cover for commercial work?

Kitsap County from Port Orchard to Kingston, Pierce County including Gig Harbor, Tacoma, University Place and Puyallup, and Mason County including Belfair and Shelton.

Do you provide documentation for inspections or corporate?

Yes. Invoices list each line with the work done, and camera stills or video are available for lines we scoped. We match the format a franchise or regional office already uses.

What if the drain problem turns out to be a broken pipe?

We camera the line, show the manager the footage, and provide a written repair estimate for the owner to review. The cleaning charge is what was quoted, and the repair is a separate decision.

We had a plugged up floor sink in the kitchen. Greg came out and spent four hours here snaking and used the hyro spray. He wasn't willing to have the plug get the best of him. We finally found an outside clean out. The plug was between the clean out and the grease trap. Greg went above and beyond…
