Hoodsport at a glance for plumbing
Water
Mason PUD 1 operates community water systems in the Hoodsport area and along the Hood Canal shoreline, and a large share of the cabins and lake properties are on private wells or small association systems. No city water.
Sewer or septic
Septic everywhere. There is no public sewer in Hoodsport, at Lake Cushman or along this stretch of the canal, and the steep lots often need pump chambers to reach a drainfield.
Homes
Canal-front and lake cabins from the 1940s through the 70s, many used seasonally, plus manufactured homes and newer custom builds at Lake Cushman and on the hillsides. Plumbing ranges from original galvanized and cast iron to polybutylene to PEX, with a lot of owner-built work in between.
Ground and weather
The steep eastern foot of the Olympics, dropping to the canal. Thin, rocky soil over bedrock and glacial deposits on the slopes, with narrow benches at the shoreline. Drainfields are constrained and water lines run long and steep. Hoodsport is wetter and colder than Port Orchard, and the hard freezes of December 2022 and January 2024 lasted longer here. Pump houses, exposed lines on steep lots and unwinterized cabins all froze. Winter storms knock power out for days, which stops every well and effluent pump on the canal.
Cold corner of the county
The Hoodsport and Lake Cushman area freezes harder and longer than Port Orchard. In December 2022 and January 2024 the cold held for a week or more, and the pump houses, exposed lines on steep lots and cabins that were never winterized lost pipes by the dozen. The thaw comes a few days later, and that is when the split copper under a closed-up cabin starts running.
A proper winterization prevents nearly all of it: main off, lines drained and blown out, heater drained or set to vacation, traps protected. For cabins that keep water on through winter, a Flo by Moen smart shutoff closes the main when it senses a leak. We also insulate and heat-tape pump houses and the exposed runs that steep lots force above ground.
Wells, PUD systems and the long line to the house
Mason PUD 1 runs community water systems in and around Hoodsport and along the canal, and the rest of the area is on private wells and small association systems. On a PUD or association line, the house at the top of a steep lot gets weak pressure, and a DAB booster pump at the house is the fix. On a well, no water after a storm is usually the pressure switch or a tank that lost its charge, both of which we carry; if the pump or its control box took the hit, we refer you to a well pump company.
The service line from the well or meter to the house on these lots is long and steep, often decades-old polyethylene that has been crushed by a driveway or chewed by roots. A pump that runs all night with every tap off, or a wet spot on a dry hillside, means that line is leaking. We locate and replace it. Well water here can carry sediment and minerals, and we test before installing any filtration.
Septic on steep ground
Every property here is on septic, and the shoreline and lake lots usually pump effluent uphill to a drainfield cut into the slope. The pump chamber, floats and alarm are the part that fails, and a dead pump at a full cabin backs up fast. We replace Liberty effluent pumps, floats, check valves and alarm panels and test the chain before we leave.
Drainfields on these thin, rocky soils are small and easily overloaded when a cabin that was built for two hosts twelve. When the problem is the tank or the field, a septic company is the right call, and we will tell you that rather than sell a pump.
Cabins, propane and the owner-built house
Hoodsport cabins have been added onto for seventy years, and the plumbing under them shows it. We find galvanized to copper to polybutylene to PEX, drains without vents, and water heaters in sheds. Our approach is to fix what is failing, correct what will cause the next failure, and leave what is sound alone. A full PEX repipe is often the cleanest answer in a small cabin and takes a day.
Propane runs a lot of the water heaters and stoves out here. We install and service propane water heaters, run and repair gas lines from the tank to the appliance, and replace electric units with Bradford White and A. O. Smith tanks where that is the sensible choice. For year-round homes at Lake Cushman, Rinnai tankless on propane is a good fit and we install it.

Hoodsport plumbing questions
Do you really come all the way out to Hoodsport and Lake Cushman?
Yes. It is about an hour from Port Orchard and we schedule it with our other Hood Canal calls. Flat-rate pricing and no travel charge.
Can you winterize our Lake Cushman cabin and open it again in spring?
Yes. Fall winterization and spring reopening with a leak check and water heater start-up are regular services for us here. A smart shutoff is an option for cabins that keep water on.
Is there any sewer in Hoodsport?
No. Hoodsport, Lake Cushman and this whole stretch of the canal are on septic, often with pump chambers on the steep and shoreline lots.
Who provides water in the Hoodsport area?
Mason PUD 1 operates community systems in and around Hoodsport and along the canal. Many cabins and lake lots are on private wells or small association systems.
Do you work on propane water heaters and gas lines?
Yes. Propane is the norm out here. We install and repair propane water heaters, stove lines and the line from the tank to the house.
Our cabin froze and the pipes split. How fast can you fix it?
Shut the main off first so the thaw does not flood the place. We carry the fittings to repair most splits on the first visit and we treat a running leak as an emergency.
