Belfair at a glance for plumbing
Water
Belfair Water District No. 1 serves the town core with several hundred connections. Outside the district, water comes from small community systems and a great many private wells along both shores of the canal and up the Belfair-Tahuya Road.
Sewer or septic
The Belfair sewer system and water reclamation facility, built by Mason County in the early 2010s, serves the downtown Highway 3 corridor and a limited area around it. Everything beyond that, which is most of the housing, is on septic, and the shoreline lots along Hood Canal often need pump chambers.
Homes
Canal cabins from the 1940s through the 70s along North Shore and South Shore, manufactured homes and owner-built houses on the uplands, 1980s and 90s ramblers in the subdivisions off Old Belfair Highway, and a growing number of newer homes near town. Plumbing runs the full range from galvanized and cast iron to polybutylene in the manufactured homes to PEX.
Ground and weather
The head of Hood Canal, where the Union River comes down through tidal wetlands into Lynch Cove. Low, wet ground near the water, glacial till and gravel on the hills, and a high water table over much of the shoreline through the wet months. Belfair gets more rain than Port Orchard and the canal breeze adds chill. The December 2022 and January 2024 freezes shut down pump houses and split cabin pipes along both shores, and winter power outages are long enough to stop well and effluent pumps. Atmospheric rivers put the Union River and the low shoreline underwater.
Where the sewer ends and the septic begins
Mason County built the Belfair sewer about fifteen years ago to clean up the head of the canal and open the downtown corridor to development. It serves the businesses and homes along Highway 3 and a limited area around it. If you are on it, your side sewer from the building to the main is yours, and we clear and repair it like any other.
Step off the corridor and you are on septic. Most of our Belfair drain work is on the house side of a septic tank: the main drain, a cracked line between house and tank, a pump chamber with a dead effluent pump. The canal-front cabins almost all pump uphill to a drainfield across the road, so the pump, floats and alarm are the system's heart. We stock Liberty pumps and floats and treat alarm calls as emergencies. Tank pumping and drainfield repair go to a septic company, and we say so.
Belfair wells and the pump house
Belfair Water District covers the town core. Beyond it, you have a well. The calls follow a pattern: no water after a power outage, a pump that cycles every few seconds, pressure that surges and sags in the shower. We start at the pressure tank and switch, because a waterlogged Well-X-Trol or a burned switch is the usual culprit and we carry both. When the pump itself has failed, we send you to a well pump company, and when the well is the problem we send you to a driller, rather than guess at either.
Belfair well water often carries iron and manganese, sometimes hydrogen sulfide. Orange tubs, black toilet-tank sludge and a sulfur smell in the hot water are the signs. We test, then install Cascadian or Halo whole-house filtration sized for what is actually in the water, and reverse osmosis at the kitchen sink for drinking. We do not sell a softener to a house that does not need one.
North Shore, South Shore and the freeze
The cabins along the canal are where December 2022 and January 2024 did their worst in Mason County. Plywood pump houses, crawlspaces with open vents facing the water, and copper runs under cabins that were never meant for winter use. We repaired split tank tees, cracked pressure switches, frozen lines at manufactured-home skirting and burst copper under a dozen cabins between Belfair and Tahuya.
Each fall we insulate pump houses, add heat tape to exposed lines, replace hose bibs with frost-free models and show owners where the main shutoff is. For cabins that sit empty in winter, a proper winterization or a Flo by Moen automatic shutoff keeps a split pipe from running for a week before anyone notices.
Old cabins, manufactured homes and the owner-built house
Belfair housing was largely built by its owners or converted from summer cabins, and we find every pipe material of the last eighty years under one floor. Galvanized feeding copper feeding PEX, drains with no vent, a water heater on bare dirt in a shed. We fix what is failing and make the connections right, and we give you a plain list of what is sound so nobody talks you into tearing out a working system.
Manufactured homes on the uplands have polybutylene or early PEX underneath that cracks at the fittings. We repipe the underbelly, add shutoffs, and insulate the riser where it comes through the skirting, which is where every one of them freezes. Propane is common out here, and we install and service propane water heaters and gas lines along with the electric units in town.

Belfair plumbing questions
How quickly can you get to Belfair?
Belfair is about 20 minutes from our Port Orchard shop, so same-day service is common. No water or a septic alarm is treated as an emergency.
Is my Belfair house on the sewer or on septic?
If you are along the Highway 3 corridor downtown you may be on the Belfair sewer. Most homes outside that corridor are on septic. Mason County can confirm, and we can usually tell on site.
Who supplies water in Belfair?
Belfair Water District No. 1 serves the town core. Outside the district, water comes from small community systems and private wells.
My well quit after the power came back on. What happened?
Often the pressure switch took the hit, or the tank had already lost its air charge and the pump short-cycled itself. We diagnose at the pump house and carry switches, gauges and tanks on the truck. If the control box or the pump itself is what failed, we refer you to a well pump company.
Can you fix the septic pump at my canal cabin?
Yes. Effluent pumps, floats, check valves and alarm panels are our work. If the tank needs pumping or the drainfield has failed, that goes to a septic company and we will tell you.
Do you treat well water with iron or a sulfur smell?
Yes, after testing. Whole-house iron and sulfur filtration, and reverse osmosis for drinking water, sized to what the test shows.
Do you work on propane water heaters and gas lines in Mason County?
Yes. Propane is common out here, and we install and repair propane water heaters, stove lines and the piping between the tank and the house.
