Washington Plumbing & Drain reaches the island by way of Highway 3 and the Agate Pass Bridge from Port Orchard. It is a longer drive for us than Bremerton or Silverdale, so we group island calls and plan the day around them. That gives you a plumber who arrives with the right pump, tank, valve or heater on the truck rather than one who has to go back to the mainland for parts.
Every job gets a flat price up front, approved electronically before work starts, and carries our satisfaction guarantee and extended warranty. Island homeowners who have read our two hundred plus five-star reviews tend to mention the same thing afterward: nobody tried to sell them something they did not need.
Bainbridge Island at a glance for plumbing
Water
A patchwork. The City of Bainbridge Island runs the Winslow water system plus small systems at Rockaway Beach and near Hidden Cove. Kitsap PUD operates several island systems it has acquired over the years, including North Bainbridge, South Bainbridge Water and Island Utilities. Beyond those, thousands of island homes draw from private wells and small shared well systems.
Sewer or septic
Sewer is limited to Winslow, which flows to the city's plant on Eagle Harbor, and the south end around Lynwood Center, Point White, Pleasant Beach, Emerald Heights and Rockaway Beach, where the city collects and Kitsap County Sewer District 7's Fort Ward plant treats. Most of the island's acreage and shoreline outside those two areas is on septic, often older systems on small waterfront lots.
Homes
Winslow has early-1900s houses and a lot of 1990s to recent condos and townhomes. The rest of the island is a mix of 1920s to 1960s beach cabins that have been added onto repeatedly, 1970s and 80s homes on wooded acreage, and high-end custom construction from the last thirty years. Expect galvanized and cast iron in the cabins, copper in the mid-century work, and complex PEX manifold systems with recirculation in the newer custom homes.
Ground and weather
Glacial till and clay bluffs ring the island, with ravines cutting down to beaches on every side. Shoreline lots sit on unstable slopes that creep in wet winters, which breaks buried water and sewer lines. Inland, the ground is rolling till with perched water in the wet season. Toe Jam Hill reaches 425 feet; a lot of homes sit well above the road, which affects pressure. A little drier than the mainland shore but just as windy. Winter storms off Puget Sound take out power for days on the north and west sides, which stalls wells and sump pumps. The December 2022 freeze and January 2024 cold snap froze lines in unheated crawlspaces under beach cabins and in exposed well houses all over the island.
Figuring out your water on Bainbridge
Before we diagnose a pressure problem on the island, we ask who sends you a water bill. If it is the City of Bainbridge Island, you are on the Winslow, Rockaway Beach or Hidden Cove system. If it is Kitsap PUD, you are on one of the island systems the PUD has taken over. If a neighbor or a small association bills you, you share a well with a handful of houses. If nobody bills you, the well is yours.
Each situation points to different fixes. City and PUD customers with low pressure usually have a failing pressure regulator, a clogged whole-house filter, or old galvanized pipe inside the house. Shared well customers often need the shared pressure tank or switch looked at, which involves talking to the neighbors. Private well owners have the whole system to maintain: the pump, which a pump company services, and the pressure tank, switch, well house and whatever filtration the water needs, which we do.
We service all of it, including DAB booster pumps for homes perched well above the road where even healthy system pressure runs out of lift.
Septic pumps on waterfront lots
Most of the island's shoreline outside Winslow and the south-end sewer area is septic, and many of those lots are narrow and steep. The house sits near the beach and the drainfield sits above the road, so an effluent pump or a grinder pump does the lifting. When that pump fails, the alarm sounds, and if nobody acts the tank backs up through the lowest drain in the house. We replace effluent and grinder pumps, floats, check valves and the pressurized line to the drainfield, and we answer those alarm calls on evenings and weekends.
We do not pump tanks or certify drainfields, and we will tell you plainly when the problem is the tank rather than the pump or the house plumbing. For a home purchase we scope the line from the house to the tank and inspect the pump chamber; the septic inspector handles the rest.
Beach cabins that became year-round homes
Rolling Bay, Manzanita, Crystal Springs, Point White and Port Madison are full of houses that started as 1920s to 1950s summer cabins and were enclosed, insulated and added onto over the decades. The plumbing often tells the whole story: a section of galvanized from the original cabin, copper from a 1970s addition, PEX from a recent kitchen, and a cast iron drain that has been under the floor the whole time.
We repipe these houses in PEX, replace the cast iron with PVC, and relocate the main shutoff to somewhere a person can actually reach it in an emergency. We also install Flo by Moen smart shutoffs for island homes that sit empty part of the year, because a pinhole leak in an unoccupied house can run for weeks.
Custom homes and long hot water runs
The island's larger custom homes built since the 1990s come with their own issues: multiple water heaters, recirculation loops that stop circulating, PEX manifolds with dozens of valves, and tankless units that have never been descaled. We service Rinnai tankless systems, replace recirculation pumps, and rebalance manifolds so the far bathroom gets hot water in less than two minutes.
Gas is not available everywhere on the island, so propane tankless and large electric tanks are both common. We size and install either one, and we are clear about which fits a given house and panel.
Winslow and the south-end sewer
Inside the sewered areas, your side sewer is yours to maintain to the main. Winslow's older homes above the harbor and the mid-century houses around Lynwood Center and Fort Ward often have clay or Orangeburg side sewers that roots have found. A camera inspection shows exactly what is there, and we repair or replace with a proper cleanout at the property line.
Winslow's condos and mixed-use buildings bring commercial drain work: grease lines behind restaurants on Winslow Way, storm drains in parking structures, and shared stacks that back up into the lowest unit. We hydro jet those lines with our own truck and work with building managers on a schedule that keeps them clear.

Bainbridge Island plumbing questions
Is it worth it for you to come to Bainbridge from Port Orchard?
Yes, and we do it regularly. Island calls are grouped so the drive is spread across several jobs, and there is no distance surcharge. You get the same flat-rate price and the same four-hour arrival window as anyone in Kitsap.
Our shared well serves four houses and the pressure has dropped for everyone. Who do we call?
Call us. We diagnose the shared pump, pressure tank and controls the same as a private well, and we can give the association a single written estimate so the cost is easy to split.
Can you replace a grinder pump on a waterfront lot?
Yes. We carry Liberty and comparable pumps, replace floats and check valves, and test the alarm before we leave. If the pump chamber itself has cracked or the pressurized line to the drainfield has failed, we quote that separately.
The house is empty half the year. How do we keep a leak from running for weeks?
A Flo by Moen smart shutoff on the main line watches flow continuously and closes the valve when it sees a pattern that looks like a leak. We install them on island homes often, and we recommend shutting the main and draining the lines if the house will sit through a freeze.
Is Bainbridge Island on sewer or septic?
Winslow and the south end around Lynwood Center, Point White, Pleasant Beach and Rockaway Beach are sewered. Everywhere else is mostly septic. Your city or county bill will show a sewer charge if you are connected.
Can you scope a side sewer before we buy in Winslow?
Yes. We run the camera from the cleanout to the main, record the video, and note any roots, offsets or bellies. Winslow's older homes frequently have original clay or Orangeburg lines, and knowing before closing is a lot cheaper than finding out after.
Do you work on propane tankless water heaters?
We install and service Rinnai propane units, including descaling and venting corrections. We also check the propane regulator and line sizing, which is a common cause of a tankless unit that cuts out under load.
