A lot of Longbranch homes are second homes or cabins on Filucy Bay and Taylor Bay, which means the owner is often in Tacoma or Seattle when something goes wrong. We are used to working from a text and a photo, letting ourselves in with a neighbor's help, and sending pictures of the finished work before the invoice.
Longbranch at a glance for plumbing
Water
There is no city water in Longbranch. Homes draw from private wells and small community or association systems, with electricity from Peninsula Light. When the power drops in a winter storm, every one of those wells stops with it.
Sewer or septic
No sewer anywhere on the south Key Peninsula. Every home, cabin and marina building is on a septic system, many of them gravity systems on shoreline lots that Tacoma-Pierce County Health keeps a close eye on, and a growing number of pressure or mound systems that depend on an effluent pump.
Homes
A mix of old summer cabins on the water, 1970s and 80s ranch homes on acreage, manufactured homes, and newer custom builds on the bluffs. Plenty of second homes that sit empty for weeks at a time, which is how a small leak becomes a big one.
Ground and weather
Glacial till and clay under a thin layer of topsoil, with hardpan that holds water through the rainy season. Shoreline lots step down steep banks to Filucy Bay, Taylor Bay and Case Inlet, so water lines run long and exposed and drain lines sometimes need a pump to reach a drainfield uphill. Open to wind off Case Inlet and the Nisqually Reach, so storms hit hard and outages run long. The December 2022 and January 2024 freezes split pipes in uninsulated well houses and crawlspaces from Lakebay to Devil's Head, and the thaw a few days later is when the phone rang.
Well houses and pressure tanks at the end of the peninsula
Every Longbranch property has a well house or a pump house of some kind, and most of them were built by whoever owned the place in 1985. Thin walls, no heat, a tank that has never been checked. When the power goes out in a storm and comes back cold, the pressure switch takes the hit or the tank has already lost its air charge and the pump short-cycles until something quits.
We rebuild the plumbing inside those buildings: Well-X-Trol and Amtrol pressure tanks sized to the pump, pressure switches and gauges, check valves, unions so the next repair is quick, and insulation and heat so the next freeze is not an emergency. If the diagnosis points down the casing to the pump itself, that is a well pump company's job and we will tell you and help you get them scheduled.
Cabins, freezes and the week after
The south Key Peninsula took the December 2022 and January 2024 cold snaps hard. Pipes in crawlspaces open to the wind, hose bibs on the water side of the house, and supply lines in well houses all split, and nobody knew until the thaw. The calls came in a wave, and the worst damage was in cabins nobody had visited since Thanksgiving.
If you own a place in Longbranch you do not live in year-round, we can winterize it in the fall, shut it down properly for a long absence, and install a smart shutoff that closes the water when it senses a leak. For a cabin that sits empty for weeks, that valve is the best money you can spend on the plumbing.
Septic pumps, drainfields uphill and the health department
Shoreline lots here often cannot put a drainfield near the water, so the system pumps effluent uphill to a mound or a pressure field. That pump, its floats and its alarm are plumbing, and we service them. A full tank, a failed drainfield or a Tacoma-Pierce County Health inspection belong to a septic company, and we will say so rather than guess.
We also scope and repair the drain lines between the house and the tank, which on older cabins are sometimes Orangeburg or thin-wall ABS that has sagged or cracked under the driveway.
Water heaters, filtration and the long drive
Water heaters in Longbranch tend to be electric, tend to be old, and tend to live in a closet or a crawlspace that is a pain to reach. We replace them with Bradford White and A. O. Smith tanks, strap them, pan them, and add the expansion tank that most of them never had. Where the well water carries iron, manganese or a sulfur smell, we install filtration after the pressure tank so the new heater does not fill with sediment in its first year.
The drive from Port Orchard is real, so we group Longbranch, Lakebay and Home calls together when we can and give you an honest arrival window rather than a hopeful one. There is no trip charge for being at the end of the road.

Longbranch plumbing questions
Do you come all the way down to Longbranch?
Yes. The south Key Peninsula is inside our regular service area. It is about 55 minutes from our shop in Port Orchard, and we schedule Longbranch with other Key Peninsula calls so the trip is efficient.
My well house froze and now there is no water. Can you fix it?
Usually the same day. We replace split lines, pressure switches, gauges and tanks inside the well house and insulate or heat it so it does not happen again. If the pump itself is damaged, we refer you to a well pump company.
Can you winterize my cabin before winter?
Yes. We drain and protect the exposed plumbing, shut down the water heater properly, and can install a smart shutoff valve that closes the water automatically if a leak starts while you are away.
Do you work on septic pumps on the Key Peninsula?
We service effluent, grinder and ejector pumps, floats, alarms and the drain lines between the house and the tank. Tank pumping, drainfield repair and health department inspections are septic company work.
Our water smells like sulfur and stains the sink. What are the options?
That is iron, manganese or hydrogen sulfide from the well, all common on the peninsula. We test it and install the right filtration after the pressure tank, from a sediment filter to a whole-house system, and reverse osmosis at the kitchen sink for drinking water.
I am not at the property most of the time. How does that work?
Text us photos and a description, tell us how to get in, and we will send our flat-rate price to your phone before any work starts and photos of the finished job when we are done.
